An exemplar mixed-use community, retail and residential destination, this landmark development will integrate sustainability, health and modern design with the market’s legacy and Melbourne’s famous laneway culture.

The project comprises retail, hotel and residential, interconnecting laneways and a hotel and residential development adjacent to the $250 million redevelopment of the iconic market.

The City of Melbourne purchased the site to protect the market from inappropriate development and prevent a supermarket or large chain stores from being built in direct competition with the fresh food offerings of Queen Victoria Market.

ADP provided the engineering design for Stage 2, comprising Mirvac’s first Build to Rent development of 490 residential apartments, a 110-room hotel and seven retail / F&B premises on the ground level.

Our team were instrumental in assisting the client in reaching their sustainability goals for Queen Victoria Market.

We set an ambitious target and achieved an average 8.1 Star NatHERS rating across the development, which involved significant coordination and collaboration between Mirvac, ADP and Bates Smart. The result is a cost-effective façade that has delivered an industry-leading energy efficiency outcome.

The project is targeting a 5-Star Green Star Design & As Built Rating and is in the final stages of submitting the as-built documentation to the GBCA for certification.

Over 20,000 cubic meters of concrete and 2,700 tonnes of reinforcement were used throughout the structure of the project which is home to Mirvac BTRs first Build to Rent project in Melbourne. 

The project was completed in late November 2022, and the hotel Veriu opened its doors to guests in the first week of December with 70% of rooms booked and events already scheduled.
